In the current housing purchase market, great starter homes are not in abundant supply. The classic 3 bedroom, two bathrooms home is very desirable by new homeowners as well as older homebuyers who are downsizing.

Staging is one way to make a home bring in top dollar. Whether you do it your self, or hire a professional, there are some basic rules of staging to follow.

1.Remove Clutter.

If you have piles of anything in your home, get rid of them! Toys, clothing, paperwork, make them disappear. When you put your home on the market, make sure you have already done the work to clear up clutter. If you have furniture that doesn’t allow free movement through a room, you may wish to put it in storage until you get your home sold.


This means family photos or monogrammed towels. It could mean replacing artwork in your home that is too individual. The prospective home-buyers should be able to imagine themselves and their belongings in the home.

3.Think about a fresh coat of paint in a neutral color.

Some staging professionals use a 60-30-10 rule for color in a room. Let the primary color of the room take 60%, use a complimentary color for about 30% of the room, and 10% of a final, brighter color to provide accents.


Before you let potential homebuyers see your home, test the staging on friends and family. Try to take criticism constructively and really let them look at your home through their eyes and tell you what they see. The fewer days your home spends on the market, the sooner you can move towards the new home you want!
